Commercial flat roof installation in Northwest Ohio during autumn

Flat and low-slope roofing built for NW Ohio weather.

Most commercial buildings around Napoleon, Defiance, and Bowling Green have flat or low-slope roofs. These systems take a beating from standing water, ice dams, and temperature swings. We install membrane systems that actually hold up.

We work with three main systems depending on your building, your budget, and what makes sense long-term:

  • TPO single-ply membrane (energy-efficient, white reflective)
  • EPDM rubber roofing (durable, time-tested)
  • Modified bitumen (multi-layer, great for foot traffic)
  • Metal panel systems for steep-slope commercial
  • Architectural shingles for commercial steep-slope
  • Tapered insulation for proper drainage

We don't push one product over another. We look at your building, talk about what's realistic, and give you a straight recommendation. Most of our commercial work is maintenance and repairs on existing flat systems.

Grain elevators, ag buildings, and hard-to-reach structures.

Northwest Ohio is farm country. We roof the buildings that keep it running. Grain elevators in Henry County, equipment sheds in Putnam County, processing facilities near Findlay. These jobs require crew that isn't afraid of heights and equipment that can reach.

We bring our own lifts and safety gear. Andrew scopes every ag job in person because no two are the same. Some of these buildings haven't had roof work in 30 years. We figure out what's going on up there and give you a plan that fits the building and the budget.

Downtown storefronts and multi-unit commercial.

The downtowns in Napoleon, Defiance, Bryan, and Wauseon are full of old brick buildings with flat roofs that leak. We've re-roofed storefronts, offices, restaurants, and mixed-use buildings across the region.

On downtown jobs, we work around your tenants and your business hours. We stage materials on the roof ahead of time, keep the jobsite clean, and communicate with you every day so there are no surprises. If a recent storm hit your building, we also handle storm damage and insurance claims for commercial properties.

  • Storefronts and retail buildings
  • Office buildings and medical offices
  • Restaurants and food service
  • Warehouses and distribution centers
  • Churches and municipal buildings
  • Multi-unit apartment buildings

Maintenance programs that save you money.

A commercial roof that gets inspected twice a year lasts significantly longer than one that gets ignored until it leaks. We offer scheduled maintenance for businesses that want to stay ahead of problems.

Our maintenance visits include a full roof walk, drain and scupper clearing, seam and flashing inspection, and a written report with photos. If we find something, we fix it on the spot when possible. Small repairs now prevent five-figure replacements later.

We keep records of every visit so when your roof does reach end of life, you have documentation for insurance and budgeting purposes. We offer free inspections for business owners who just want a second opinion.

Commercial roof systems we install.

Flat and low-slope roofs need different materials than residential. The wrong system on a commercial building will leak within two winters. Here's what we install and when each makes sense.

TPO (thermoplastic polyolefin)

Single-ply membrane. Reflective white surface cuts cooling costs in summer. Heat-welded seams hold up well against wind and ice dams. Good for retail storefronts, offices, and warehouses. Typical lifespan is 20 to 25 years with proper installation.

EPDM (rubber)

Black single-ply rubber. Very durable, long history in commercial. Handles foot traffic better than TPO. Common on older commercial buildings around Napoleon, Defiance, and Bryan. We install new EPDM and patch existing systems.

Modified bitumen

Multi-layer asphalt-based system. Strong, tough, handles harsh weather. Works well on older flat commercial roofs where the deck has some movement. We install both torch-down and self-adhered versions.

Standing seam metal

For agricultural buildings, grain elevators, and pole barns in Henry and Defiance counties, standing seam metal is hard to beat. Sheds snow, doesn't hold moisture, and can last 40+ years.

If you're not sure which system is right for your building, call us and we'll come out. We'll look at what you've got, what's failing, and tell you what makes sense.

Common questions about commercial roofing.
